We reserve your chosen property. New-builds require a reservation fee; we tell you upfront exactly when and how it's refundable.
If you're using a mortgage, we work with a broker RIGHT AFTER reservation to secure pre-approval and a bank offer letter, i.e. BEFORE exchange. Skipped for cash purchases.
We appoint your solicitor; searches and contract review are carried out. Optivest has an assignment clause added to every contract, your safety net.
Contracts are only exchanged AFTER the mortgage offer letter is in hand, and 10% is paid, removing the risk of losing your 10% if a mortgage falls through.
The balance (or mortgage drawdown) is paid, the title transfers, and you receive your keys.
It doesn't end there: lettings, property management (tenant find, tenancy, TDS, income tracking) and future resale advice, all with us.
If you're using a mortgage, we NEVER ask you to pay the 10% before securing pre-approval and an offer letter ahead of exchange. Otherwise, if the mortgage never comes through, or comes in lower than expected, that 10% can be lost. We secure pre-approval first; worst case, we can request a refund of the reservation fee.
Our solicitors also add an assignment clause to every contract: if a special/forced circumstance means you can't complete, you can assign/sell your rights in the contract (e.g. the 10% share already paid). Our aim is clear: to move you forward with 100% security, exposed to no risk.
