How Much Does Student Accommodation Cost in the UK? 2026

Featured Question

UK student accommodation ranges from roughly £650 to £3,000+ a month in 2026, depending on city and property type. A modern central-London studio can exceed £2,000 a month, while quality accommodation in northern cities can be found near £1,000. Bills, deposit and transport should be added on top of rent.

For a student in the UK, the largest cost line is often not tuition but accommodation. In hubs like London, Oxford and Cambridge, the market demands preparation well beyond a standard student budget, and regional differences are vast. Below we examine accommodation costs under 2026 market conditions, the hidden items, and the funds you must prove for a visa — with clear figures.

What Do Student Accommodation Costs in the UK Look Like?

UK accommodation costs range from roughly £650 to £3,000+ a month in 2026, by city and property type. The gap between London and elsewhere is decisive; the same budget might buy a luxury flat in a northern city or a small studio in central London.

In our advisory work, there is a real gap between the budget families first assume and the actual market. To plan well, account not only for rent but for bills, the council tax exemption, the deposit, and transport. We break down each item below.

Accommodation Options and Cost Breakdown

UK options are priced by comfort and social amenities; each has its advantages and hidden costs. There are three main choices: university halls, purpose-built student accommodation (PBSA) and private rented flats.

  • University halls — ~£150–£400+ — ~£650–£1,700+ — Usually heating, water, internet
  • PBSA — average en-suite — ~£280–£340 — ~£1,200–£1,470 — All bills + social spaces
  • PBSA — central luxury studio — ~£450–£700+ — ~£1,950–£3,000+ — All bills included
  • Private rented room — ~£227 (avg) — ~£985 (avg) — Often bills included
  • Private studio / 1-bed (central) — — — ~£1,400–£2,500+ — Bills usually excluded

University halls are mostly a first-year choice and usually include bills. PBSA offers hotel-comfort studios, a gym and study spaces; demand is so high that securing a place can require booking months before term. Private rented flats offer the most independence but a more complex bill and contract burden.

Optivest Note: Halls and PBSA look attractive because they seem "all-inclusive"; but 45–51 week fixed contracts run the charge even when the student is away. In private lettings, bills are separate. We always compare on the "annual total".

The Sharp Difference Between London and Other Cities

You can split the UK market in two: London and the rest. Even between London neighbourhoods, rent can double. The table shows 2026 average monthly rent ranges for modern, quality-segment flats.

  • London (central) — £2,500–£4,500
  • Oxford / Cambridge — £1,600–£2,600
  • Bristol / Bath — £1,300–£2,100
  • Manchester / Birmingham — £1,000–£1,700
  • Edinburgh / Glasgow — £1,100–£1,900

In London, a prestigious flat in Zones 1–2 rarely falls below £2,500 a month, and in areas like Kensington or Marylebone can reach £4,000. In northern cities, quite modern accommodation can be found near £1,000. These figures are rent only; the additional items must be planned separately.

The Hidden Costs Beyond Rent

Rent is the visible part of the iceberg. Knowing the extra items in advance prevents budgeting errors.

  • Deposit: For tenancies with annual rent below £50,000, capped at five weeks' rent; held in a government-approved scheme (DPS, TDS, MyDeposits).
  • Holding deposit: Up to one week's rent to reserve the property for you.
  • Bills: If not included, electricity, gas and water can add ~£150–£250 a month in London.
  • Council Tax: Full-time students are exempt; without applying for the exemption, you could face ~£100–£250 a month depending on band and borough.
  • Transport: A London Zone 1–2 monthly travelcard is around £180; the 18+ Student Oyster card gives about 30% off Travelcards.

Optivest Note: A home within walking distance of campus raises the rent but removes the travelcard and daily time loss. When sourcing property, we look not only at rent but at this "total monthly cost".

The Maintenance Funds You Must Prove for a Student Visa

Separate from your accommodation budget, a student visa application requires you to show a set amount of "maintenance" in your account. This figure is not your actual spending budget but the government's minimum proof.

From 11 November 2025, this is £1,529 a month in London (up to nine months, totalling £13,761) and £1,171 a month outside London (totalling £10,539). The funds must be held continuously for 28 days before the application. As the figures can change, verify them on gov.uk before applying.

Note: Maintenance is not a "living budget"; actual monthly costs, especially in London, can exceed this minimum. Any unpaid portion of tuition is added on top.

Renting or Buying? Together With the 2026 Rent-in-Advance Rule

Over a four-year degree, rent at £3,000 a month totals more than £140,000 of money you never see again. So buying often arises for long stays; on purchase, that sum converts into equity rather than rent. But buying also carries SDLT, legal fees and service charge, and appreciation is not guaranteed.

On the renting side, the 2026 rule is essential: under the Renters' Rights Act, from 1 May 2026 private landlords can require no more than one month's rent in advance; the old "6–12 months upfront" route is no longer valid in private lettings. A guarantor is therefore needed in most cases. PBSA providers in an approved code are exempt from this rule and can take yearly advance rent.

Frequently Asked Questions

What is a student's total monthly living cost in London?

It varies by accommodation; including accommodation, bills, transport and daily expenses, it is usually around £1,700–£2,800 a month in 2026. A central luxury studio pushes this higher.

What is the cheapest student accommodation?

Usually shared university halls and shared private rented rooms are the most affordable. In northern cities, even private flats are markedly cheaper than London.

Are bills included in the rent?

In university halls and PBSA, bills are usually included. Private rented flats are mostly "bills excluded"; in that case, budget ~£150–£250 a month.

How much money must I show for a student visa?

From 11 November 2025, maintenance is £1,529 a month in London (£13,761 for nine months) and £1,171 outside London (£10,539); unpaid tuition is added. The funds must be held for 28 continuous days.

Do students pay council tax?

No. Full-time students are exempt; a household of only students is 100% exempt. Without applying, you could face ~£100–£250 a month depending on band.

Can I pay 6–12 months' accommodation in advance?

Not in private lettings anymore; from 1 May 2026, a landlord can require no more than one month in advance. PBSA providers in an approved code are exempt and can accept yearly advance.
